The planning stage may be the most critical, as it sets the foundation of the entire project. The planning phase includes creating a strategic plan for the project, creating a design, securing permits or entitlements, and gathering the labor and resources required for construction.
Non-specialized residential buildings can be constructed in two ways:
• Construction by the Plot Owner
• Construction by a Developer
CONSTRUCTION BY OWNER: BASIC CONSIDERATIONS
There are several things to consider while planning the construction process. This process might include the following steps-
o Prepare an initial budget plan and schedule.
o Do soil tests by a reliable firm.
o Inspect the site thoroughly before construction.
o Obtain construction permits.
o Prepare the architectural plan, structural design and drawings by a reliable architect and structural engineer.
o Ensure design/drawing approval.
o Require an experienced site engineer / diploma engineer for supervision of the construction work.
o Ensure experienced and reliable suppliers and skilled laborers for the construction work.o Ensure proper security and storing of material.
